We currently have 25 (and growing) development lenders on our panel who will finance:

  • All residential Property Types – Houses,Terrace, Mews, Flats
  • Mixed use schemes
  • Commercial Property Development including Offices, Warehouses, Industrial Units, Retail Units, Workshops, Garages etc
  • Applications should be supported by good evidence of demand in the local area.
  • If properties are to be retained on completion we can provide a long term re-finance solution.
  • Developments should demonstrate sufficient profitability to absorb any possible future reduction in the anticipated Gross Developed Value (GDV) of the project.
  • The borrower and / or proposed main contractor should have a good track record and be able to demonstrate experience in the sector.

Under normal circumstances we provide loans generally up to 55% to 65% of the estimated GDV of the project, although for the right project this can go as high as 70%. We can also source Mezzanine Finance secured on a 2nd charge to provide additional funding, often taking the total funding for the project up to 90%. In addition, for experienced developers and if additional security is available, we can often provide funding up to 100% of all site purchase, development and finance costs. .
